Staging Your Home For Impressive Showings – Cheap And Easy Tips

It’s a good day when I walk into a potential listing and the house is already in “show condition.” As soon as I walk in, all I can think is YESSSS!!! Unfortunately, this phenomenon does not happen very often.

Most of the time, sellers need a little guidance to get their home in the proper shape for selling. A good REALTOR® will help the sellers try to see their home from the eyes of a buyer.

There are two major areas that need to be addressed, and they are the obvious ones – inside and outside.

Before a potential buyer can even see what the inside has to offer, they have to see the exterior when they drive up to the house. To maximize the curb appeal there are a few things that can be done easily and for just pennies.

1 – Move all materials, including garbage cans, toys and gardening supplies from the yard (front and back) and store in a shed or garage.

2 – Mow the lawn, weed-eat, edge sidewalks, and pull weeds from all flower beds and planted areas.

3 – Replace any exterior light bulbs that are not working, including flood lamps and security lights.

4 – Sweep all walkways, steps, decks, patios and porches. Remove all small items from porches and decks.

5 – Try to remove all stains (oil, rust, mold, children’s chalk, etc.) from the driveway and sidewalks.

6 – Replace worn or stained welcome mats.

7 – Remove spider webs from porches, decks, under eaves and from shrubs and bushes.

As you can see, none of these items are cost prohibitive; they just take a little effort. To be such inexpensive and relatively easy tasks, you would be surprised how many homes are on the market right now, that have unappealing curb appeal. Failure to do these simple things can result in missed opportunities to impress potential buyers. I can’t tell you how many times I have been out showing properties and pull up to a house and my clients say “that’s OK, we don’t need to see this one.” After pressing them for an explanation it becomes clear they feel if these sellers can’t take care of the outside, they probably don’t take care of the inside.

Now, let’s move on to the interior of the home. The five things that need to be done to the interior to get it in “Show Condition” are:

1 – Clean

2 – De-clutter

3 – Stage furniture

4 – Let the light in!

5 – Mood music

The main thing that any seller needs to do when preparing to have their property shown is… CLEAN IT! When I say CLEAN IT, I mean give it a deep cleaning. Not just the lick-and-a-promise that most of us do every week in our own homes. I mean dust the tops of doors, ceiling fans, lamp shades, tops of picture frames, basically every surface needs to be dusted or wiped down. The other area that people tend to omit or pass over is the baseboards. The dirt and grime that gets on the baseboards and in the corners of the shoe-molding makes a house look older than it is. This is one of the areas that potential buyers will notice and cause them to turn to me and say “this house needs a good cleaning!” This item takes a little bit of extra effort because it may require a toothbrush and result in sore knees, but it will be well worth it.

Getting a home in show condition always requires de-cluttering. If you have 10 things sitting on every flat surface or table-top, I usually suggest to my sellers to take everything off and put back 3 things that look nice as decoration. Put the rest of the nic-nacs and family pictures in the attic or in storage. If you have too much of your personal stuff sitting around, a potential buyer cannot envision his own stuff in the house.

De-cluttering also pertains to kitchens. They are not exempt. Take all magnets and pictures off of the refrigerator. Take all small appliances and cooking supplies off of the counter tops. This includes coffee makers, toasters, croc-pots, spice racks, etc. Counter tops are considered a work space. The more junk you have on your counters the smaller the work space appears. I have seen buyers pass on a house they otherwise liked because there was so much clutter in the kitchen the buyer’s perception was that it was just too small.

Now that the clutter has been removed, room-flow and floor space need to be considered. Furniture should not be overbearing in a room. Furniture should not block pathways and should not choke a room.

If there are huge pieces of furniture in a room that is too small to accommodate it, take a couple of pieces out and put them in storage. If furniture overfills a room, it makes the room look smaller than it really is. Furniture should be placed in such a way as to invite flow from one room to the other. Staging the furniture is not as easy as it sounds. That’s why designers get paid the big bucks. Without going to that expense, a good professional REALTOR® can usually provide some guidance in this area.

The next thing for the interior is to let the light in!!! Open the blinds open those drapes, raise those shades. If you know you have a showing scheduled, turn on lights in some of the key rooms before you leave (foyer, family room, dining room, kitchen and master bedroom, etc.). Houses that appear to be light and airy always appeal to potential buyers more so than houses that are dark and dreary. This item is so easy and yet so overlooked.

There is one last thing to be done as you’re walking out the door before a scheduled showing; put some mood music on the stereo and turn it down low. Light jazz or light classical works well. This sets the tone when the potential buyers walk in the door. It will be obvious to the buyer that these sellers are serious; they take pride in their home and know what they’re doing.

That’s all there is to it. These tips were easy to do and not cost prohibitive. Now your home is in “Show Condition” and your chances of getting an offer (in a timely manner) just went up tremendously!

Why a Killer Video Game is the U.s. Army’s Best Recruitment Tool

Since the last draftee reported for duty in December 1972, Uncle Sam has had to hustle to staff an all-volunteer armed force. In the case of the U.S. Army, that meant recruiting 80,000 new soldiers every year — essentially replacing more than the entire workforce of BellSouth every 12 months.

Advertising did the trick initially. After “Today’s Army Wants to Join You” fizzled, in January 1981, “Be All You Can Be” became the battle cry. For two decades, wrapped around ads that made this branch look as adventurous as an Outward Bound course, it resonated with 17-to-24-year-olds (of whom the Army is the nation’s largest employer). Then, in 2001, that was scuttled for an “Army of One.” (”Even though there are 1,045,690 soldiers just like me, I am my own force . . .”) Critics scoffed that the new tin slogan was misguided (isn’t conformity more valued than individuality in the barracks?); the Army countered that it was effective.

Then Iraq exploded.

Despite adding thousands of additional recruiters, upping the enlistment bonus and funding for college, fattening the ad budget, and ratcheting up the patriotic appeal, the Army could not fill its boots.

So the Army added more marketing weaponry. It hosted town hall meetings where civilians could meet soldiers and hear about their accomplishments. It tried product placement: Army mechanics on the Discovery Channel’s Monster Garage tricked out a Jeep. And it launched a thoroughly engaging computer video game that quickly became a gold standard of “advergames” for its effectiveness and realism. Gamers take such real military roles as Intelligence (18F), Engineer (18C), Communications (18E), and Combat Medic (18D), and fire the same weapons the Army has. And when they fire on the run, their aim is less accurate.

Before it was released on July 4, 2002, many expected the $7.3 million game would join the ranks of the $436 hammer and $640 toilet seat as a study of excess. Few predicted “America’s Army” would become the artillery’s most effective marketing tool, conveying the authentic military experience in a voice that prospective recruits want to hear.

More than seven million users have registered (anonymously so as to squelch any fear of recruiter harangues) with 10,000 to 50,000 new ones downloading the shoot-em-up daily. In a dozen running and gunning missions, players advance through the stages of soldierhood — drilling in basic training, target practicing with an M-16, learning about basic emergency medicine, and, finally, diving into combat. The game has been downloaded more than 16 million times, 20 percent of entering cadets at West Point have played it, and between 20 and 40 percent of new Army recruits have played it as well.

“They seek it out rather than the other way around,” noted Chris Chambers, deputy director of the Army Game Project within the Army’s Office of Economic and Manpower Analysis. At an average cost of 10 cents per hour versus $5 to $10 per hour for a TV commercial, it delivers immersion rather than mere impression.

“America’s Army” has proven to be such powerful weaponry that an official game store does brisk business selling collectible action figures, clothes, coffee mugs, and other doodads emblazoned with the logo. The Army builds parties and tournaments across the country around it. A wireless version and sequels including “America’s Army: Special Forces,” where players try to earn a Green Beret by completing Special Forces missions, have been released. Apple created a knockoff: Boot Camp. And the Army now even uses it extensively in training.

Uncle Sam Wants You . . . to play . . . and he’s not the only one. Everyone is getting in on the virtual action. Some, like the Army, create a whole game that functions as a sales brochure. Just as the Army promoted its pro-military message through gameplay, the United Nations World Food Program aims to educate about its mission to combat hunger worldwide. In “Food Force,” players steer a helicopter over the war-torn island of Sheylan, (a fictional cross between Sri Lanka and Somalia) and drop relief supplies to a population with little shelter and less food. Or they create food rations, schedule shipments, or take a supply truck through hostile terrain.

In the racing game, “Volvo Drive for Life” (playable on Microsoft’s Xbox), players are rewarded not for finishing first, but for avoiding accidents. Wander in for a test drive at a Volvo dealer and you can try it in the showroom. Dealers can bestow game cartridges on select prospects and customers. After its royal mascot tromped through “Fight Night Round 3″ (on Xbox 360), Burger King created action games around its bizarre king and made them available for just $3.99 to customers who bought a value meal. (Most games sell for at least 12 times that). Nike went beyond athletes wearing its shoes in the video game NBA 2K6: Tournament players are given different pairs of virtual footwear and choose which to put on from their Nike shoe locker depending on the task. They can also personalize the shoes with the same customization feature that’s on Nike’s iD web site.

In other advergames, marketers hitch a ride. In “CSI: 3 Dimensions of Murder,” Visa’s fraud-monitoring capabilities shine when a suspicious charge on a victim’s credit card triggers investigation by a forensic-sciences team. In Tom Clancy’s “Splinter Cell Chaos Theory,” the protagonist, secret agent Sam Fisher, scales a bright neon sign for Axe deodorant and quietly enters a lunchroom inhabited by a Diet Sprite Zero vending machine. (Axe also created Mojo Master, an online game about picking up women.) In “Splinter Cell: Pandora Tomorrow,” Fisher retrieves a message from a Sony Ericsson smart phone to learn who the villain is. In “Burnout Revenge,” players drive and crash a Carl’s Jr. delivery-truck. And players in Activision’s ‘True Crime” titles take a break from fighting gangs to recover stolen Puma sneakers.

Some marketers install games on corporate web sites or designated URLs, like “Life Saver Candy Stand,” or FiletoFish.com, the web site where a division of McDonald’s posted “Shark Bait” (in English and Spanish). Players must protect the filet-of-fish sandwich from attacking sharks. For Wachovia, Carat’s Fusion recreated the tricky 17th-hole par 3 at the Quail Hollow Club in Charlotte, North Carolina. Players evaluate distance and wind conditions on this 217-yard hole to pick a club: Crowd noise lets them know if they’ve made a good virtual swing. Wachovia has sponsored the annual PGA championship since 2002: The game was fashioned to promote that, sell tickets, and create viral buzz. H&R Block’s “Deduct-A-Buck” game at the deductabuck.com web site is tax-time seasonal. Players who correctly answer questions about what they can legally write off in this Seventies-TV-quiz-show-style game win prizes.

Hollywood and Nashville hardly launch a movie or song anymore without serving up a side of game. And despite hefty royalty rates for movie titles, an action hit will almost certainly be reincarnated on a console. Turner’s “Witchblade” promoted the TV series, and games built around Men in Black II, Spider-Man, and Crocodile Hunter: Collision Course were meant to promote the new releases. Along with ads for Sprite, the sci-fi game “Planetside” featured ads for the movie Deuce Bigalow: European Gigolo, and in the free version of “Anarchy Online” a 15-second trailer for V For Vendetta played in a continual loop. Ads for Batman Begins in “Splinter Cell” were timed to its release in local markets.

The Da Vinci Code got its own PS2 game. Paramount Pictures crafted a Mission: Impossible III game for cell phones while Miami Vice had an accompanying game to play on Sony’s handheld PSP.

This is about more than fun and games. Yankee Group estimates that by 2007 a serious gamer will lurk in every fourth home in America. Nielsen says three out of four residences with guys under age 34 have a game system. More people slay orcs in the medieval-style quest for virtual gold and power, “World of Warcraft,” than live in Denmark. In 2006, gamers across the globe owned more than 100 million PlayStation2s and 40 million Xboxes. In the United States, video games already raked in more money than the movie box offices, and Yankee Group says the industry will top $8.3 billion by 2008. PricewaterhouseCoopers says globally it will reach $55 billion by 2009. That explains why a cottage industry in Los Angeles builds game consoles into the backs of Lincoln Navigators.

Collectively, interactive ads embedded in quizzes and games made up more than $1 billion of the $12.5 billion in online ad revenue in 2005, according to the Interactive Advertising Bureau. Nielsen (which now measures the industry) expects advertising spending within games will jump from $75 million in 2006 to $1 billon by 2010. Mitch Davis, CEO of Massive, thinks it could be almost twice that — and account for about 3 percent of all media spending, just shy of what advertisers spend on the Internet.

Overview of Espresso and Espresso Machines

What do you think of when you hear the word “espresso”? Perhaps,

“Express – train; fast black, iron horse of rocket fuel!”

Or,

“Strong. Hyper-caffeinated. Bitter. What, me try it?” (is you a man or is you a mouse?)

Also, maybe,

“I like my coffee black, but not that black!”

Wrong. Espresso, when correctly made, is none of these things.

Espresso is a traditional coffee drink invented by the French, but perfected by the Italians. You can associate the word “espresso” with the English word “press”, for that is the fundamental action pertaining to both the ground coffee – which is pressed into a compact disc – and the machine used to make it, which forces or “presses” hot water through the disc of coffee. The result is a demitasse (very small cup) of all of the best characteristics of the coffee bean with none of the less desirable ones.

A well “pulled” shot of espresso is not bitter. The flavor is full, complex, and remains on the tongue for 10-15 minutes after drinking it. That flavor can be fairly accurately compared with the wonderful aroma present when the seal is first broken on a container of coffee. If your espresso is bitter blame the barista, not the drink.

Afraid of the shakes? Don’t be. Surprisingly, given the concentrated nature of the drink, a shot of espresso has only about half the caffeine of a normally brewed cup of joe. This is because the heated water is forced through the coffee too quickly (ideally in around 20 seconds) to liberate all of the caffeine present in the grind.

All of this wonderfulness requires a special type of machine to make. As already mentioned, an espresso machine’s express purpose is to press heated water (about 200 degrees) through a disc of pressed coffee. How is this accomplished? There are 3 basic designs: steam driven, piston driven, and pump driven.

Mechanically, the simplest is the steam driven machine. It employs steam pressure to force water through the coffee. Since there are no moving parts, this design is normally used for lower-priced home espresso makers. This principle was also used in early commercial machines but was abandoned by professionals when a better design came along in 1945.

That design is the piston driven machine. In this design, a long lever is pulled by the barista (hence the phrase “pulling” a shot) to drive a piston, which in turn forces the heated water out of a cylinder and through the coffee. A later refinement of this design was to interject a spring into the process between the lever and piston. The lever compresses the spring, which in turn drives the pistion. The purpose is to better control the pressure of the water (ideally 9 ft-lbs) as it is forced through the coffee.

An even better design was introduced in 1961, the pump driven machine. This design uses an electric pump to force the water. The benefit is more accuracy (and no arm-strain!).

Good espresso also has a “head”, like a beer does. The head is made up of concentrated oils from the coffee. It is dark reddish-brown, and should have enough body to support the weight of a teaspoon of sugar for about 2 seconds before it sinks into the drink.

The coffee itself is, of course, rather important. It should be of a medium roast; a dark roast has had too many of the oils and sugars cooked out of it. It also needs to be ground exactly right. A proper grind can be described as the consistency of talcum powder. The best bet is to have your espresso professionally ground at a good shop. They have the right equipment and know-how to make a perfect grind.

Need water quality even be discussed here? You don’t drink tap, so don’t brew tap. Enough said there.

Espresso is complex in both nature and process. It requires special equipment and exacting technique to make properly, but is well worth the effort. If you’ve never tried it, drop by a reputable coffee house and let them convince you. Chances are you’ll be hooked.

A Free Coffee Maker Is Good

When you think of what the idea of the perfect coffee maker do you think of one that cost hundreds of dollars? What do you think of when you think of that perfect cup of coffee? To me the concept of a free coffee maker sounds best because its – well, free. Stop and ask yourself what a $500 coffee pot can do for you that a cheaper free coffee pot can’t do? Hopefully you answered; nothing.

I’ve seen hundreds of coffee pots and coffee maker deals that I simply cannot understand. The idea of a coffee pot costing hundreds of dollars to me just seems absurd. Don’t get me wrong I understand that art of a classic espresso machine with all the bells and whistles. I also understand the concept of a French press coffee maker as it allows the coffee to become silky smooth. What I could never figure out is why someone would buy a coffee maker that costs hundreds of dollars outside the specialty pots. I mean what can an expensive regular coffee maker do that a regular free coffee maker couldn’t?

The concept has been around for years, mark up sells. You might be asking, what do I mean? Its a noted value and thats merely it. It is believed that a free coffee maker must be useless and cheap. The belief also holds true that an expensive coffee maker makes better coffee. Again barring specialty coffee makers, a coffee maker is simply a coffee maker. Whether free nor paid they both would achieve the same results. You pour the coffee into the coffee pot add water and brew the coffee withing 10 minutes as there is no difference.

We are taught at a young age about perceived value. Perhaps we’ve seen all the scams out there and are simply afraid that something labeled as free really isn’t free. You may even feel that a free coffee maker is going to somehow be sub-par from the expensive ones. Could it be the design of a coffee maker that could be the draw?

Besides in todays market everyone offers a refund if you don’t like something you purchased – even if its free.

The internet has opened doors for everyone and many times forget certain deals at one time did not exist. The ability to get face to face with suppliers of high quality free products is now there. To get a free coffee maker, it used to be time spent flipping through a catalog,selecting multiple kinds of coffee or even spending much more than it was worth in the beginning.

CONSUMER AND INVESTOR SENTIMENT! February 27, 2009.

There is nothing showing up in economic reports or surrounding conditions to lift either investor or consumer confidence, which is therefore at record lows. But, could that be a positive in itself?

Home sales and home prices continue to decline. Job losses and unemployment continue to rise. The stock market is down to its level of 1997, having wiped out 12 years of gains for buy and hold investors. A share of CitiGroup now costs less than a cup of coffee. The stock market has now declined for six straight months, something it did not do even in the granddaddy bear market of them all of 1929-32. Politicians and the media continue to beat up on the government’s efforts to rescue the situation, and seemingly for good reasons. The government is going to take a 36% stake in the ownership of CitiGroup as one of its moves to rescue the banking system. But the even larger takeovers of insurer AIG, and mortgage lenders Fannie Mae and Freddie Mac by the Bush Administration last September have not worked. Why expect this takeover to be different?

So it’s no surprise that the University of Michigan reported this week that its Consumer Confidence Index declined from its extremely low level of 61.2 in January, to 56.0 in February. That’s almost at its record low, which was recorded in 1980, when the economy was struggling to come out of the deplorable 1970’s plunging economy and spiraling inflation (stagflation). The confidence index dates back to 1952, so if it’s almost at its record low, consumer confidence is currently lower than it was in the severe recessions of 1981-82 and 1973-74.

And for investors, the level of pessimism and fear is so obvious it hardly needs to be measured, but it is confirmed by the data.

For instance, the poll of its members by the American Association of Individual Investors is considered to be at extreme pessimism whenever the poll shows bearishness has risen to more than 55%, and bullishness has dropped below 25%. In last week’s poll bearishness had risen to 56.7% bearish, and bullishness had dropped to only 21.7%, and in this week’s poll 55.1% were bearish, only 24.3% bullish. Similarly, the VIX Index, also known as the Fear Index, is currently showing a considerably higher level of investor fear than at the bottom of any of the legs down in the 2000-2002 bear market.

Yet, contrary to what those who have lost jobs or homes may feel, the current recession (7.6% unemployment) is still considerably less severe at this point for consumers than were those two worst recessions since the 1930’s.

And for investors, the stock market has already tumbled more than it did in those two bear markets when the severity of those recessions were being factored into stock prices.

Could it be then that the gloom and doom has gotten ahead of itself for both consumers and investors, and is due for at least a temporary bounce?

It’s easier to see that potential for investors than for consumers, as there is a long history of extreme bearish sentiment being present at stock market lows. Investor sentiment is an important tool of professional and institutional investors, in that high levels of investor euphoria are taken as a warning that a market top may be near, while extreme levels of pessimism are taken as a sign a market bottom may be near.

Sentiment was certainly an important tool in helping us keep subscribers on the right side of the market in both the 2000-2002 bear market and the current bear market (we were one of the very few advisory services that was up for the year last year).

And right now the level of pessimism and fear has our attention again.

Is there anything going on that might spark at least a temporary psychological lift?

On my daily blog I mentioned an interview in Asia last week in which a foreign market analyst was asked when he thought global markets would be able to recover. His answer was that it is up to the U.S., that its problems are driving global economies. And he said the problems in the U.S. have changed considerably, are now “50% economic, and 50% psychological, and the psychology aspect is not being addressed, but needs to be”.

And this week we did see the Dow actually close up on Tuesday, and by 236 points, on a day when Fed Chairman Bernanke testified before Congress, due to a change in his presentation. After going through his typical dreary rehash of all that has gone wrong over the last two years, he actually offered some potential hope, by saying the Fed expects the recession to bottom later this year and begin to recover next year.

Later Treasury Secretary Geithner also offered some optimism, saying in an interview that the rescue plans will “definitely work”.

So far the media is laughing at the new attempts to insert some optimism into the mix.

But, these are ‘blood in the streets times’, when historically extremes of pessimism do reverse, at least temporarily. And after a record six straight months down investors deserve a respite.

Usage Of Coffee Machines For Coffee Lovers

So most of us love coffee as a drink, and more often that not a means to stay awake during the day, but how often do we think to use coffee as an ingredient in the food we eat? You could be using that coffee maker to prepare your main course and not just at the end of the meal.

Immediately you will think of desserts or chocolate, which are the most common uses of coffee in food, and we will discuss these in more detail, but you shouldn’t limit your imagination to sweet product.  Coffee can also give a real kick to barbeque glazes, marinades, chili and even some casseroles.    

Before you start throwing instant granules into all your dishes, bear in mind that fresh coffee produces the best flavor.  You want to use freshly ground beans, preferably ground yourself if you have the equipment.  If you need to brew the coffee, make it with clean filtered water and don’t make it until you actually need it.  Generally coffee to be used in food should be at least twice as strong as drinking coffee depending on your tastes.

One popular savory sauce to make use of coffee is meatloaf sauce, which is best served with Australian meatloaf. You need to mix a tablespoon of coffee with a small amount of water, some tomato ketchup, Worcester sauce and a little dry red wine.  Vinegar, a squeeze of lemon, dark brown sugar and some vinegar are the rest of the ingredients to add to the zesty concoction.  

You should cook the meat at three hundred and seventy five degrees Fahrenheit for thirty or so minutes, before adding the sauce and continuing cooking for an additional forty five minutes.  

A popular use of coffee in sweet food is espresso brownies, which will make any social occasion a success. Mix together sugar, a pinch of salt, and some butter over a low heat.  Add some vanilla to taste and broken up chocolate, preferably sweet milk chocolate to contrast with the bitter coffee.  Add some finely ground dark roast coffee, such as an Italian or French roast.    

Mix all the ingredients together and then allow slight cooling.  Fold eggs and flour into the mixture whilst still a little warm.  The resulting combination should be baked in a moderate oven for thirty minutes and allowed to become cold before sampling.   

There are so many possibilities when using coffee in your food, cakes, gateaux, cookies and ice creams all taste fantastic with a coffee flavoring.  Even a simple sponge can be livened up with coffee icing or coffee cream filling.    

The popular Italian dessert tiramisu is becoming a global favorite with its rich combination of espresso, marsala, sponge and mascarpone cheese.    

A number of cocktails are now incorporating coffee.  As well as the well known Kahula, various coffee liqueurs such as Tia Maria make versatile cocktail ingredients.   

A final possibility is coffee syrup, a perfect topping to almost any desert or ice cream.  You just combine sugar with good quality double strength brewed coffee and boil to dissolve the sugar.  Simmer over a lower heat until the mixture thickens and then allow to become cool.     

So get a little creative with your coffee machines and see what innovative dishes you can come up with using coffee as the special ingredient.
